Why to sell in spring

Is there a right time to sell? In short, when you are ready. But technically, there are better situations and better times of year to sell your home. Spring is one of those times and here is why. 

1. You are likely to make more money than selling during any other time of the year. In May, sellers tend to get “for 5.9 percent more money,” for homes according to The Mortgage Reports. This can be seen especially in multiple offer situations. Sellers tend to call for highest and best in spring, meaning you, as the seller, could be bringing in more money. 

2. You are likely to sell your home quicker. The report mentioned above also mentioned that you can expect to sell your home about 18.5 days quicker, which is always beneficial to you as the seller. It can help you avoid a long, stressful experience of waiting for your home to be sold. 

3. Curb appeal is higher. As spring begins, things start to bloom and curb appeal is the first thing that sells your home. People will decide to view your home first based on the exterior photos first. This is why it is important to make sure your lawn looks as nice as possible and spring makes that WAY easier!

4. Tax returns could provide more money for buyer down payments. Oftentimes deals will fall apart when financing falls through, but when tax season comes around, people often have an extra sum of money. This money could easily be used for a down payment by the buyer. This also means they could be more inclined to buy while they have the extra funds. 

5. Tax returns could provide money for repairs or renovations. As a seller, you may be able to use your tax return for any repairs you are looking to make before listing your home, or repairs that buyers may ask to be taken care of. 

6. Weather is better for remodeling, renovations, and showing your home. As all of these things come together, weather is the icing on the cake. When it comes time for you to repair and remodel your home, it is way more pleasant to do so when the weather is nicer. Even if the renovations are indoors, warmer weather allows you to open windows to air out the home or allow for dust not to build up inside of your home. People could also be more inclined to view homes in better weather conditions. They won’t be deterred by the cold or snow.
